Eunma Apartments located in Daechi-dong, Gangnam-gu, Seoul are set to undergo a transformation into a development featuring as many as 49 floors and 5,893 residences.
The Seoul Metropolitan Government stated on the 27th that it approved the comprehensive review plan for the ‘Eunma Apartments Reconstruction Maintenance Project’ during the Integrated Review Committee for Maintenance Projects held on the 26th.
Eunma Apartments is a major aging facility that symbolizes Gangnam. It received approval from the Seoul Urban Planning Committee in September of the previous year, completing the maintenance strategy. This comprehensive review occurred roughly six months later.
A representative from the Seoul Metropolitan Government stated, “Although the usual procedure, from the Urban Planning Committee’s assessment to the final review, typically takes approximately 280 days, we streamlined the process to reduce it by roughly 95 days.”
As per the approved plan, Eunma Apartments is set to be redeveloped into a structure with a maximum of 49 floors and 5,893 residential units. Out of these, 195 units will be offered as ‘publicly distributed housing.’ This represents the initial instance of publicly distributed housing being provided within a redevelopment initiative. The Seoul Metropolitan Government intends to allocate these units to genuine beneficiaries, including middle-class families with multiple children.
Two parks for local residents will be constructed in two areas: close to the Daechi-dong academy district and Hakyaeul Station. An underground public parking area will also be built near the park located in the academy district. To avoid flooding in the Daechi-dong region, an underground retention basin covering 40,000 square meters will be installed next to the park near Hakyaeul Station.
A public walkway spanning 20 meters will be established in a north-south orientation at the core of the complex. A representative from the Seoul Metropolitan Government stated, “In conjunction with the renovation of Daechi Mido Apartments, we are planning a pedestrian route that stretches from Yangjae Stream to Gaepo-dong.”
The Seoul Metropolitan Government intends to proceed with the rebuilding of Eunma Apartments, aiming to begin construction in 2030. For this purpose, the government plans to finalize the project implementation plan approval this year and complete the approval of the management disposal plan by next year.
Choi Jin-seok, who leads the Housing Department within the Seoul Metropolitan Government, stated, “We will strive to initiate construction for 310,000 homes throughout Seoul by 2031.”
